Licensed architect with 25+ years of experience and more than 90 completed projects across the DMV. Adela founded AMF Architecture in 2021 after more than two decades practicing architecture in the Washington DC area. Her work spans multifamily, residential, commercial, and institutional projects, from phased renovation programs across apartment portfolios to single-family additions, tenant buildouts, and community facilities.

She is hands-on with every project, leading client relationships, design direction, and project management directly. When you hire AMF, you work with the principal. The same person from first meeting to final inspection.

Survey & As-Builts

We document existing conditions: measurements, photos, and drawings that form the baseline for design. For complex spaces, we coordinate 3D laser scanning.

Conceptual Design

We start with your goals and your site. Through sketches, floor plans, and 3D renderings, we develop a design direction that works for your space, budget, and timeline.

Construction Documents

Detailed, permit-ready drawings and specifications that contractors bid on and build from. Dimensions, materials, code compliance, and coordination with engineering.

Code Compliance & ADA

We analyze building codes, zoning requirements, occupancy classifications, and accessibility standards. If there are code issues, we identify them early and design around them.

Permit Expediting

We prepare and submit permit applications, respond to plan review comments, and coordinate with building departments across DC, Virginia, and Maryland.

Consultant Coordination

We bring in and manage structural engineers, MEP engineers, fire protection consultants, interior designers, landscape architects, and other specialists your project requires.

Multi-Phase Programming

Comprehensive repositioning of ground-floor and penthouse amenity spaces in a residential high-rise. One of five billing phases for this property.

Redesigned lobby with new concierge area, dedicated package room, expanded pool lounge areas, dog spa, fully reorganized fitness center, and penthouse coworking space. Bathrooms redesigned for ADA compliance.

Complete kitchen redesign with new cabinetry, countertops, and lighting. Laundry relocated from the kitchen level to the upper floor. Master suite reconfigured with a functional walk-in closet and fully redesigned bathroom. All additional bathrooms renovated with updated fixtures and finishes. Walk-out basement fully remodeled to create additional usable living space.

Led due diligence and conceptual design for transforming vacant penthouse and rooftop areas into assembly and amenity spaces. The scope included code analysis for change-of-use compliance, conceptual layouts, ground-level pool deck renovation with full construction documents, and coordination of landscape architecture, structural engineering, and MEP consultants.

What areas do you serve?

We serve the entire Washington DC metropolitan area, including Arlington, Alexandria, and Fairfax in Virginia; Bethesda, Silver Spring, and Rockville in Maryland; and throughout the District including Capitol Hill, Georgetown, and surrounding neighborhoods. We consider projects outside the DMV on a case-by-case basis.

What does full-service architecture mean?

Full-service means we handle every phase of your project from start to finish: site survey, conceptual design, construction documents, code compliance, permitting, bidding support, and construction administration. We also coordinate all consultants your project needs, including structural engineers, MEP, and fire protection. You get one point of contact instead of managing multiple firms.

Do you work on multifamily projects?

Yes. Multifamily is one of our core project types. We design amenity spaces, lobbies, fitness centers, common areas, package rooms, and unit renovations for apartment buildings and condominiums. Many of our multifamily clients are property management companies who work with us across multiple properties.

How does the design process work?

Every project starts with a site survey and documentation of existing conditions. From there we move through conceptual design, where we develop floor plans and renderings based on your goals and budget. Once the design is approved, we produce detailed, permit-ready construction documents. We then handle permitting, help you get contractor bids, and stay involved through construction to make sure the work matches the design.

Do you handle permits?

Yes. We prepare and submit permit applications and respond to plan review comments across DC, Maryland, and Virginia jurisdictions. We coordinate directly with building departments and other agencies so you do not have to.

What size projects do you take on?

We work on projects of all sizes, from single-room renovations and residential additions to large-scale multifamily repositioning programs and buildings over 378,000 square feet. The scope of our involvement scales to match the project.
